Summit County is home to Park City, Utah's premier mountain resort destination, and it's the one community here we currently serve. The county's population sits just over 43,000, with the largest concentration in the Snyderville Basin and Kimball Junction corridor just north and west of Park City proper, where most of the county's newer subdivisions and condo developments actually sit. The rest of Summit County spreads east over the ridge toward Coalville, Kamas, Oakley and Francis, smaller ranching and farming towns that don't currently fall inside our routes; Park City and the immediately surrounding Basin are the only part of the county we service today. Much of the housing in and around Park City sits inside HOA-governed communities like Deer Valley, Canyons Village and Promontory, spread across the city itself and the surrounding Snyderville Basin, where landscaping and exterior upkeep are held to a shared standard the whole neighborhood expects, pool and spa service included. The resort economy drives an occupancy cycle that's unusual outside mountain towns: bather loads on shared and rental spas peak hard from December through March during ski season, ease off through the spring mud-season shoulder when much of the town empties out, then rise again for a smaller summer tourist wave. That swing changes how often chemistry needs checking as much as it changes how cold the plumbing gets. At over 7,000 feet, the lower atmospheric pressure shifts the pH equilibrium point, so pools and spas here tend to drift alkaline more quickly than at valley elevations, and freeze risk runs long, with overnight temperatures dropping below freezing well into May and starting again in October.
